Mixed-use development project for 4773 Hollywood Boulevard in Los Feliz
An empty lot located opposite Barnsdall Park in The happy ones could see the construction of a new mixed-use apartment building, according to an application submitted last week to the Los Angeles Department of City Planning.
Laser propertiesa Beverly Hills-based real estate development company, is seeking rights to an approximately 28,000-square-foot site at 4675-4773 Hollywood Boulevard, which it acquired for $8.5 million in March 2023. Proposed plans call for construction of a new six-story building that would include 86 studio, one- and two-bedroom apartments above approximately 2,600 square feet of ground-floor commercial space and a garage of 93 cars.

The requested approvals include density bonuses and waivers of development incentives to allow for a larger structure than would otherwise be allowed under zoning rules. In exchange, nine of the new apartments would be reserved for rental. Very low income affordable housing.

The project follows two similar mixed-use buildings recently completed across the street by LaTerra Development. The developments, called The Louise, contain a combined total of nearly 250 apartments and retail spaces. The previous owner of the 4773 Hollywood site had also sought to get into the mix with plans for a small subdivision on the property.
Lazer Properties, the developer, is also working on a senior housing complex in his hometown of Beverly Hills And a 50-unit apartment complex project in Silver Lake.
