University of Tennessee Takes Next Step in Neyland Stadium Entertainment Project

The University of Tennessee has issued a notice of intent to award the Neyland Entertainment District project to the 865 Neyland project team, which includes Dixon Greenwood, Jake Miller, Taylor Gray, Hartland Hotel Group and Johnson Architecture. Renderings released Wednesday highlight the project team’s current conceptual design, but approval from the Tennessee State Building Commission is needed for the project to move forward. Once that approval is obtained, specific construction plans and schedules will be created.

The project aims to better connect Neyland Stadium and the Food City Center, the university’s basketball arena, just to the south. The Neyland project will be anchored by a condotel, comprising 240 rooms and 60 luxury condos, adjacent to the south end of Neyland Stadium. Hartland Hotel Group is managing that portion of the project, which will include a rooftop restaurant and bar, a pool and sundeck, a conference center, lounges, a fitness center and a hotel spa. Hartland developed the Figueroa Hotel, which is across the street from LA Live in Los Angeles.

The existing G10 parking garage will be replaced by a new structure that will include additional parking, without impacting student parking, and will be topped by a nearly 175,000-square-foot entertainment district managed by St. Louis-based Brick + Bev, for which Greenwood (a real estate agent and broker) is a strategic advisor. Renderings show pedestrian bridges over Neyland Drive connecting the Tennessee Riverfront and the entertainment district. A plaza will be created between the entertainment district and the stadium.

The RFP was issued last December, and the university has been reviewing RFP responses since March. The development project is proceeding on a separate but somewhat parallel path to the $337 million renovation of Neyland Stadium, which updated the stadium’s back-of-house features, such as Wi-Fi, and incorporated new premium seating options and a party terrace at one end of the upper bowl.
