Bollywood Legend Dilip Kumar's Redeveloped Property in Intony PaliHill Sets Real Estate Record
Three floors of a residential project being built on the land that was once the bungalow of late film star Dilip Kumar have reportedly been sold for Rs 172 crore to a private company, Apco Infratech Private Ltd.
The property, The Legend by Ashar, is being jointly developed by Saira Banu, wife of the late film star, and real estate developer Ashar Group at PaliHill, Bandra in Mumbai.
The bungalow, which had been the subject of a long-standing dispute between numerous claimants, was demolished last year to make way for an 11-storey ultra-luxury residential building.
The project will include a 2,000-square-foot museum, with a separate entrance for visitors, on the ground floor, immortalizing the legendary actor's legacy.
The purchase of three sea view apartments on floors 9, 10 and 11 have a combined area of 9,527 sq ft and the deal, according to a press release issued by the developers, was sealed at a rate of Rs 1.81 lakh per sq ft.
This is a record for the Mumbai real estate market, according to real estate consultants.
The agreement was registered on July 23, the press release added.
Neither the buyer nor the developers have commented.
The registered MahaRERA project is expected to be completed in 2027.
Since June 2023, Mumbai has seen an 11.5% increase in luxury property prices, making it the third-highest price-increasing city in the world after Manila and Tokyo, according to a report by real estate consultant Knight Frank.
Prime housing prices in Delhi have climbed 10.5% over the past year, placing the city fifth in the global prime city index.
