The historic Victorian villa to be sold “as is, where” after the earthquake shattered its dreams

A historic villa that was at the heart of a long-term insurance battle will be sold “as is, where” after the owner’s earthquake plans.

The Victorian earthquake-damaged Victorian house in Ranvorle Street in Merivale, known as “Swans House”, will be auctioned on June 25, unless it is pre-sold.

Elizabeth Drayton bought the first-class property in 2005 as a “home forever” but earthquakes “pushed the best seller plans for the seller,” says Harcourt’s list.

The Trust Trust 1 Historic Places building was built at 45 Ranferly Street by the builder and Harry Swans Building.

This once proud property is uninhabitable and supported by large wooden frames.

In 2018, Drayton reached a settlement with the insurance company IAG after the dispute went to the Supreme Court. Drayton was seeking $ 3.6 million to rebuild, plus interest and damage.

Alison Aitken, the real estate agent, said the property was damaged in the earthquake and needed “a little work”.

“The owner loved her. It is beautiful. We have already had a lot of attention. We hope someone will pick her up and return her to her former glory. Someone enthusiastic about a brick villa and restore it.”

The Victorian villa will be auctioned on June 25.

The building was built by construction worker Harry Swans, according to New Zealand Heritage Records.

Swans and his brother Philip bought adjacent sections and built homes for their families. 45 Ranfurly Street remained in the hands of the Swans family until 1952. 41 Ranforly Street were sold at auction for $ 680,000 in 2016.

Both houses were considered important as a showcase of professional skills at Soanes.

The 1889 villa was badly damaged in Christchurch earthquakes and needs a lot of work.

Details of the property on qv.co.nz show that the villa sold for $ 780,000 in 2004. In 1985, it sold for $ 150,000.
