The remarkable earthquake repair project in Kashmir is one of TIDA’s Six Best Homes for 2020
It has been a difficult year for everyone, and the architecture and design communities are no exception.
But, the Annual Trends International Design Awards (TIDA) have been able to celebrate our best new homes, interiors, and renovation projects, while recognizing mitigating circumstances.
For many designers and architects, Paul Taylor, head of the judging panel at TIDA, says the process of pooling entry to this year’s TIDA Homes Awards came at a critical time, with construction work stalled in closures, as well as difficult to arrange. Photography.

Thornton Earl Manor’s interior is in keeping with the times.

“As the process began, it quickly became evident the variety of homes introduced and their high standards. Some were designed to make the most of the stunning views, while others had to face specific challenges and limitations.”
Taylor says that many projects have a distinctly New Zealand character – in the way they respond to their settings, in their space planning, and in the materials chosen.
2020 TIDA NEW ZEALAND DESIGNER RENEWAL OF THE YEAR

Designed for modern living, the mansion has a swimming pool and swimming pool.
The owners of this turn-of-the-century mansion had just completed renovating the house when the September 2011 earthquake struck. The building’s chimneys collapsed and the roof tiles were sealed during the earthquake, while the interior suffered extensive structural and cosmetic damage.
Faced with this ordeal, the owners embarked on a large-scale and very ambitious restoration and renovation of the palace.
The building was stripped back into studs, with most of the floors removed, and then structurally strengthened with 100 percent building code. Adjustments were made to the interior design, and while some of the main rooms were re-equipped with original details from the period, others such as kitchens and bathrooms were given a more modern aesthetic.
The judges comment: “The owners and designer have shown exceptional dedication, skill and perseverance in reviving this historic property from such a disastrous situation.”
This project also won a regional ADNZ award this month.
2020 TIDA New ZEALAND ARCHITECT Renewal of the Year
Lean On Me Renovation, Auckland, by Pat de Pont, Strachan Group Architects (SGA)

Lean On Me is the name of this renewal that awarded Pat De Pont of Strachan Group Architects (SGA) the TIDA New Zealand Architect of the Year award.
In this renovation and addition of the villa, the ‘tendency to’ shape that had been traditionally used as service spaces in the back as living space was reworked, opening the house to the backyard facing north.
The design approach provides a separate and contrasting form, highlighting the new versus the old, the contemporary versus the traditional within the building.
The existing building’s floor plan has been rationalized, room sizes improved, bedrooms and a spacious home office added, amenities improved, and kauri flooring and traditional detailing revived.
Judges’ comments: “Architects have skillfully transformed a home that was weakly connected to its environment into an attractive and efficient home for a professional couple with two young children, allowing for home / business options as well as providing an oasis and haven for the family.”

Ruby Ridge House by Barry Condon, Condon Scott Architects

The Ruby Ridge House in Wanaka, designed by Barry Condon of Condon Scott Architects, awarded the architect a TIDA New Zealand Architect New Home of the Year award.
Perched on an elevated position overlooking Lake Wanaka, this family retreat has been designed to take advantage of exceptional views of the lake and the Alps. But it also needed to provide outdoor spaces sheltered from the monsoon onshore winds, as well as privacy from public roads on both sides of the wedge-shaped site.
The simple monotone design creates sheltered private courtyards that can be occupied at different times of the day, depending on the patterns of the sun and wind.
Clad in dark cedar and black window shavings, the clean and light presence of suburban street, with subtle curves drawing the eye to the mountains behind.

The house is designed to flow smoothly to a large roof. Floor-to-ceiling windows and slides open to the sun and view.
This simple painting continues internally, as the extensively glazed north face allows for living spaces and bedrooms to soak up the panoramic views.
The rulers comment: “This is a home that offers a distinctive architectural solution to the challenges the site represents, while making the most of all the benefits it offers.”
2020 TIDA NEW ZEALAND DESIGNER New home for this year

Rako, Mangawhai Heads, Tony Borland-Lye of Box Build awarded TIDA New Zealand Designer New Home of the Year Award.
The key to designing this holiday home was that it should sit a bit on the ground – a site with rolling terrain and views stretching all the way to the Hen and Chickens Islands.
The initial concept of a marquee-style home was developed into a 28-meter-tall building containing all living spaces, and seated atop a concrete block plinth.
The protrusion of the upper level exceeds the lower level by 4 meters on each side and 2.5 meters at the front of the house – an amazing feat of high engineering that results in the bulk of the house appearing to float in space.

The screens filter out sunlight on the deck, which also features a large circular hole in the roof and a double-sided fireplace.
The sophisticated rustic material plate suits the rustic environment, with a zinc tray covering the center conductor and vertical rice used on the two wings.
The rulers comment: “Although this is a holiday home with a relaxed feel, it also has a level of formality that fits seamlessly with other buildings in a high-quality subdivision with strict charters.
2020 TIDA NEW ZEALAND GROUP HOME BUILDER OF THE YEAR

This Hamilton home secured Design Builders Waikato winning this year’s TIDA NZ New Zealand Group Home Builder Award.
While the setting of this home offered stunning views of the Waikato River, the difficult location posed challenges for the designer – only 400 square meters of the 906 square meters site was available for the house itself.
The design response, though, produced a four-bedroom, two-bathroom home that makes the most of everything from the northern sun to intimate views of the river.
The two-level family / entertainment home has an eye-catching semi-industrial aesthetic, with black standing seam cladding, ruby red, recycled bricks, and gold-tone wood floors.

Fine woods visually warm the interior, and makes a strong contrast to black steel shavings.
Wide glazing increases visibility and light, but instead of massive impersonal glazing, the glazing is segmented – giving a more human scale while relying again on the semi-industrial feel.
Judges comment: “This is a home that provides everything needed for a contemporary lifestyle, in a style reminiscent of a classic New York loft.”
2020 TEDA New Zealand Interior Design of the Year

Parnell House interior design, designed by Angelique Armstrong of Armstrong Interiors, Christchurch won the 2020 TIDA New Zealand Interior Design Award.
This extensive renovation saw the conversion of a four-bedroom home into a low-maintenance three-bedroom home with larger rooms and an easy-to-live apartment style.
When it comes to interiors, Armstrong says the owner wanted a minimalist color palette, with dark, masculine colors and textures.
Leather-polished blue walls, floors in reclaimed 150-year-old French oak, and large panels of polished steel for the fireplace contribute to the sumptuous yet understated effect.

The bold kitchen matches the overall palette throughout the house.
High-end products throughout the interior add to the sense of volume, including new en-suite bathrooms and a fully-equipped gym space, complete with a kitchen and wet room.
The judges comment: “We were impressed by how the designer’s choice of materials, fixtures and furnishings fulfilled the outline and achieved such coherent flow throughout the entire range of interior spaces.”
