The new law will help renters make their homes safer for earthquakes

The Earthquake Commission (EQC) says the recent law change will make it easier for tenants to “protect their homes from earthquakes.”

One of the changes in the Residential Rents Amendment Act specifies that landlords must not unreasonably withhold consent to install, renovate, change, or add to a rental property.

This means that tenants now have greater assurance about taking measures to secure furniture and appliances against earthquake risks, says Dr. Joe Horrocks, EQC’s chief resilience and research officer.

“We know from our research that many landlords are actually happy to allow tenants to secure things like bookcases to the walls to make their homes safer. However, these changes will help tenants who may have a hard time getting approval for the kind of work that needs to be done. .

“As a tenant, it can be difficult to ensure that the home you live in is as safe as it can be in the face of natural disasters such as earthquakes. The new law will help tenants, landlords and property managers have good discussions about what measures can be taken to improve safety.”

By law, tenants must return the building to the same condition it was in before the changes were made.

Dr. Horrocks says the time is also good for landlords to consider bigger steps that will make their properties safer and stronger for their tenants. “The last thing many landlords want is an uninhabitable property due to disaster damage,” says Dr. Horrocks. “Measures such as removing or replacing hazardous chimneys and making sure the foundation is in good condition and properly secured will mean that the property and the people who live there have a better chance of overcoming the challenges that arise when a disaster strikes.”
